Lot staking is among the most simple and affordable methods we employ. Lot staking typically entails recovery of the original lot corner markers or setting 5/8 rebar with plastic caps at the corners of the lot. Due to state laws that govern land surveying practices, only lots in recorded subdivision plats qualify for this type of simplified survey, which does not include a record of survey map.
Washington State Law requires that a record of survey map be filed whenever a permanent survey marker is set or when encroachments are observed. A friend of mine recommended Aspen Land Surveying LLC for our land survey needs, and it is an absolutely amazing company! The staff are super knowledgeable; warm and kind; courteous; wonderfully attentive! The company is helping us with a Boundary Line Agreement with two of our neighbors to resolve a 42-year-old issue. I highly recommend this wonderfully awesome company for all of your land Surveying needs.

Ok up front it takes a lot for me to take the time writing a review. I'm a contractor and have been in business for 7 years. I understand that sometimes reviews like this are unwarranted. I reached out regarding a proposal at my residence in town. The receptionist answered and I clearly verified all of my contact information was accurate. I was instructed per my recollection and notes that I would be contacted with a proposal within approximately a week. 10 days later I called back and mentioned I was following up about the proposal.
A different receptionist couldn't understand why I was calling and had to clarify that I wasn't a current client. After being put on hold, I was told that the estimator wasn't available. What's interesting is that she later said he was leaving the office and wouldn't be available today. Additionally that Curtis, the estimator who was most likely sitting right there "I'm filling in the blanks I know" mentioned to the receptionist while I was on hold that he'd sent an email out with a question a week ago.
I received no email, junk spam or other, in fact she couldn't recite my email or name. And asked for it a second time. I followed up by asking when I should expect an additional email and was told it would definitely be next week at the earliest. Then she proceeded to remove herself from the conversation, of which I stopped and mentioned that I wasn't going to do business with a company like this.
No apologies, nothing to mention their mistake. Basically you get what you get type of attitude. If this is how things go before they show up, I'm thankful Aspen got this out of the way up front. Won't recommend to my clients can't say I recommend for you either. I've since spoken with Thornton Surveying in Gig Harbor and had a completely different experience.

The owner of this company gave my neighbor inaccurate poor legal information and told my neighbor to continue illegally trespassing on my property due to the fact they had a prescriptive easement. They were wrong and should stick to what they know and are not licensed to practice law. They also lied to me and my neighbor and created additional problems between us.
Their crew were new hires and I got the impression they had a problem with employees wanting to stay on with them. Dishonest, liars and unprofessional. They also quoted us one price one day and the following day changed it by $1000. Poor company.

This company is pretty shady. They recently did a survey on my neighbors property. Luckily the next neighbor had let me know that this would be happening at some point. Two guys pull up my driveway In one of their trucks from Aspen. Ask if they can walk through my side of the yard so they can stake the corners of the property. I didn't want to tell them yes.
I'm not sure what surveyors access to neighboring properties laws are like in WA, and not wanting to be rude I tell them they can. While using my driveway to park their vehicle they finish after a couple of hours say "have a good day" and leave. They didn't tell me they would have a whole other crew out the next day. Walking back and forth the whole day riling my dog up and waking our sleeping baby up with the ruckus.
The other reviews about encroachment seem to be accurate from what I gathered about the company. My neighbors property is pretty much a perfect rectangle. They seemed incredibly willing to stretch the neighbors property line in a very bold extension of their property line. The head guy that was set up outside of my kitchen and dining room table all day put a property line stake down about 25 feet from where they placed the one before it.
I said that it didn't look right, luckily the other guys corrected him and where like "that is waaaay off." Any kind of communication of how long it would take, what the stakes on my side of the property meant or what I could or couldn't Pull when it was finished. Communication was terrible. I was considering them to survey my land since they are quite close. I would never consider them after this experience and if you appreciate your neighbors than neither should you!

I am having issues with new owners blocking my record of easement access to my property. I went to Aspen, with my documents and the ladies in the front office were so kind, and immediately realized the urgency of my situation, they referred me to James, he took a look in detail at my documents, and so patiently listened to my immediate dilemma, I couldn't thank him enough! (Mind you this was a Friday afternoon and he dropped everything to help me!) He then took all the documents to Dan for review. Dan called me Monday!
We met and he also was very patient and went over the plat map and deed, as James did, and once again patiently listened to my urgency for resolution and proof of easement. Dan later Monday sent me a proposal to record and stake road easement. He even said he would try and get to it quickly due to the blocking of access! I have never given reviews but I read them and I was treated with respect by everyone there and you could tell they cared.
Thank youThank you. for being professional and genuine, which is a rarity nowadays! Regardless of the outcome of my dilemma Aspen gets 5 stars for all of the above. I have been blocked and verbally harassed by these owners for 5days now and Dan called me this morning and said his crew would be out this afternoon. I was so happy because they were still blocking road when the crew came!
I saw the crew, waved, let them do their job, did a few chores, came back and the no trespassing signs, car and trailer, were removed! So happy Aspen came before they commenced digging up easement for a septic tank, as they said! Super happy to be able to freely use what's legally mine and has been for 30 years! Beware my key peninsula, if you have a record of easement don't let these bully investors run you over!
A survey from Aspen will clearly state the boundary's and protect your legal easement. If you have an easement but no record. GET ONE! Bc so the"investors"are coming and will run you over! Protect yourselves and get Aspen to survey everything! Aspen deserves 10 stars! Bless you all

These guys are super unprofessional. Read the reviews about how they illegally and deceptively altered their customers lot lines. Check out the google reviews! They charge way over industry standard rates. They will give neighboring properties occupants zero notice that they will be in their yards as well to do the survey. Zero respect.

They did a survey that made it possible for a new neighbor to legally encroach 5 feet onto my property to make it so I lost the use of my driveway and when I asked them to show me how they got their measurements when the original map clearly shows that they are wrong I got hung up on. These people are crook's plain and simple.
