Services
Boundary Surveys
Report
Property and easement descriptions can be very confusing when connecting the written words and intent with the evidence found on the ground. We are experts at the complex task of interpreting legal descriptions, applying the historical record, finding physical evidence and applying a rigorous mathematical solution. Each parcel of property has a unique description that depends on a certain set of controlling monumentation. We can unravel conflicting descriptions and apply established rules of law. We can advise when deeded rights may conflict with occupied rights. We can work with your attorney to provide maps and descriptions that will protect your rights.
Property Divisions
Report
Dividing your property, whether it is for a relative or to maximize your investment return, can be a daunting task. The most important part of the process is to accurately describe the new parcels, and mark those divisions on the ground by a surveyor. May & Associates, Inc. can assist you every step of the way. We can help you choose the best layout that meet the zoning and division rules that fit your requirements and goals. We can examine existing easements, utility requirements and environmental concerns. We can prepare proposed drawings for municipal approvals and prepare division applications. We will mark the parcels on the ground, prepare property and easement descriptions and maps for you to convey the property.
ALTA/ACSM Surveys
Report
An ALTA/ACSM survey is a standard developed by the American Land Title Association and the American Congress on Surveying and Mapping. Often known as a ALTA survey, it is a survey that connects a specific title policy, and the elements contained within that policy to the boundary lines, easements, and physical manmade objects on the ground. ALTA surveys are usually part of a real estate or refinance transaction. We are experienced ALTA/ACSM surveyors that understand the time constraints that are normal for complex real estate transactions. Whether you are an attorney, real estate professional, developer or other interested party, we will help you understand how title elements affect the subject property.

I am an attorney and my firm retained May & Associates to assist in litigation involving complex boundary issues and correcting long standing errors in legal descriptions of the affected properties and in surveys of the area. May & Associates' surveying work was of excellent quality and promptly preformed. Just as importantly, the quoted cost of the work was reasonable and the actual cost ended up being less than the estimate.

This left room in the budget to retain May & Associates for additional and unexpected work that came up later in the litigation and made for very happy clients. Would highly recommend to all.

I would highly recommend May & Associates. Recently I had an opportunity to work with them on a project in Ogemaw County. Not being familiar with the local surveyors, I received several referrals. After taking the time to contact them, I retained the services of John May of May & Associates. The project has taken nearly two years to wrap up.

During this time I have had extensive dealings with the firm. The work product was high quality. They have been professional in all of my interactions as well as responsive to my inquiries and needs without fail. Their professional fees have been more than reasonable and completely in line to what I was quoted.
